The Client

Our client operates a retail unit requiring safe and compliant roof access for ongoing maintenance and inspection activities. Like many commercial buildings, regular access to rooftop plant and equipment is essential, making effective fall protection systems a critical part of site safety.

Ensuring that these systems are compliant, properly documented, and fit for purpose is vital not only for safety but also for meeting UK Work at Height Regulations. The client engaged Harcon Services to carry out their annual Planned Preventative Maintenance (PPM) inspection to assess the condition and compliance of their existing fall protection systems.

Kee Guard Roof Edge Protection for Retail Unit - Harcon Case Study

The Brief

During the annual PPM inspection, Harcon’s engineers identified several critical issues with the existing Fall Angel Mansafe lifeline system. Most notably, the client did not have a technical file for the system, and the fixings were not visible from the underside of the roof.

This lack of documentation and visibility made it impossible to verify the structural integrity and compliance of the system. Without confirmed calculations or installation details, the system could not be certified as safe for continued use.

Following the inspection, Harcon discussed the situation in detail with the client and presented two possible options:

  • Option 1: Open sections of the roof to carry out reverse engineering, enabling structural calculations and the creation of a technical file.
  • Option 2: Decommission the existing Mansafe system and replace it with a free-standing edge protection system.

During the consultation, Harcon explained the hierarchy of control, highlighting that collective protection systems – such as guardrails – are the preferred solution for working at height. These systems eliminate reliance on personal protective equipment (PPE) and reduce the need for training and rescue planning.

After reviewing both options, the client chose to proceed with the installation of a Kee Guard edge protection system, recognising it as the safest and most practical long-term solution.

The Solution

Harcon Services proposed the installation of a Kee Guard free-standing guardrail system, designed to provide permanent, collective fall protection around the roof perimeter.

Kee Guard is a modular, non-penetrating system that allows businesses to comply with UK Work at Height Regulations and international safety standards without compromising the integrity of the roof structure.

The solution involved:

  • Safe decommissioning and removal of the existing Mansafe lifeline system.
  • Installation of Kee Guard edge protection around the roof perimeter.
  • Use of a non-penetrating system, ensuring no damage to the roof membrane.

Why Kee Guard?

Kee Guard was selected due to its proven performance, compliance, and ease of installation:

  • Fully compliant: Kee Guard is one of the few guardrail systems to adhere to BS 13700:2021, ensuring alignment with the latest safety legislation.
  • Collective protection: Provides continuous protection for all users without the need for PPE, training, or complex rescue procedures.
  • Strong and durable: Components are galvanised inside and out with a proprietary coating, offering excellent corrosion resistance even in demanding environments.
  • Quick installation: The modular, slip-on components are easily assembled and secured using hexagon set screws, reducing installation time and cost.

Once the quotation was issued and approved, Harcon mobilised to site and completed the installation efficiently, ensuring minimal disruption to the client’s operations.

The Outcome

The completed Kee Guard installation delivered a fully compliant, long-term roof safety solution for the retail unit. The new system provides immediate and ongoing protection for anyone accessing the roof, while removing the risks associated with the previous, non-compliant lifeline system.

Key Customer Benefits Delivered

  • Full compliance: The system meets the latest UK safety legislation and relevant industry standards.
  • Collective fall protection: Eliminates the need for PPE, user training, and rescue planning, simplifying safe access.
  • Non-penetrating design: Preserves the integrity of the roof structure and waterproofing.
  • Durability: Galvanised components with protective coating ensure long-term resistance to corrosion.
  • Quick and cost-effective installation: Modular design reduces installation time and associated costs.
  • Low maintenance: Provides a long-term solution with minimal ongoing upkeep requirements.

By replacing the outdated Mansafe system with Kee Guard edge protection, the client now benefits from a safer, simpler, and more reliable approach to working at height.
